Hivernage, Morocco
📊 Scores
Hivernage is Marrakech's most upscale residential and entertainment district — a leafy, low-rise neighbourhood of gated villas, five-star hotels, casinos, and mega-clubs wedged between the Medina walls and Gueliz. Olive trees and roses line wide boulevards. It was one of the first districts built outside the Medina during the French Protectorate in the 1920s and has never lost its prestigious reputation.
Expatriate executives, luxury tourists, and wealthy Moroccan families dominate the housing market here. Apartments rent for $1,000–$2,000/month; luxury villas with pools easily exceed $3,000. The nightlife corridor — Pacha, Sky Bar, Café de Paris — makes Hivernage the city's party epicentre after dark, which means noise is a real consideration for residential blocks near the clubs.
Hivernage suits high-income expats and executives who prioritise security, luxury, and prestige. It's not the right fit for budget-conscious nomads or anyone wanting an authentic local neighbourhood feel — but if you want resort-quality living steps from the Medina, this is it.

🛡️ Safety & Crime
(Higher is safer)
(Lower is safer)
Hivernage is among the safest urban districts in Marrakech. The heavy presence of five-star hotels, official residences, and associated security infrastructure keeps crime rates very low. Police patrols are frequent. The main concern is late-night noise and rowdy club-goers around the nightclub corridor on weekends — residential streets away from the clubs are calm and secure. Petty theft is uncommon; the bigger risk is traffic near the club exits after midnight.

🌤️ Climate
Climate Notes
Hivernage shares Marrakech's hot semi-arid climate. Summers are intense (38–42°C) but the tree-lined boulevards and widespread air conditioning in residences and hotels make it tolerable. Winters are mild (10–15°C days). Spring and autumn are ideal. The leafy character of the neighbourhood slightly moderates ambient temperature compared to the dense Medina.
